Home to the Louvre Abu Dhabi and the coming Guggenheim, with long natural beaches. The highest-value district in the emirate: buyers come for capital growth and scarcity more than for rental income.
Saadiyat Island combines the Cultural District, protected beaches and a limited supply of land. That scarcity is why it leads the emirate by transaction value: in the first half of 2025 it recorded more than AED 9.1 billion in deals, the most of any area.
Villas here yield less than apartments elsewhere, around 4.3% on average, because prices are high. Investors buy Saadiyat to hold: for long-term value, for a family home, or for a trophy asset in a district that will not be built out twice.
