Why Abu Dhabi, why the UAE

Quieter than its neighbour, and that is the point.

Sheikh Zayed Grand Mosque reflected in a pool at low sun
  • Freehold ownership, whatever your passport

Foreign buyers can own property outright in Abu Dhabi’s designated investment zones, which now number 50, including Saadiyat, Yas, Al Reem, Al Maryah, Al Raha and Al Hudayriyat.

  • Rent and resale gains you keep

The UAE levies no personal income tax and no capital gains tax on individuals, and there is no annual property tax. Your home country may still tax this income, so we cover that with you early.

  • A currency pegged to the dollar

The UAE dirham has been fixed to the US dollar since 1997, which takes one currency risk out of the investment for buyers who think in dollars or euros.

  • A route to residency

Property worth AED 2 million or more can qualify the owner for the UAE’s ten-year Golden Visa. Approval rests with the federal authorities, and we confirm the current rules before you buy.

  • Demand from 116 nationalities

Buyers from 116 countries bought in Abu Dhabi in the first half of 2026, up from 82 a year earlier. A wider buyer base supports resale as well as rental demand.

  • A government that plans in decades

Abu Dhabi is the federal capital, backed by some of the world’s largest sovereign wealth funds and a long-term plan to grow culture, finance and technology alongside energy.

Districts

Eight addresses, eight different investments.

From trophy villas on Saadiyat to high-yield apartments in Al Reef. Yields are district averages for the first half of 2026, as reported by Bayut; individual properties vary.

How we work

From first message to keys in hand.

  1. A conversation about you

Budget, timeline, and whether you want income, growth, residency or a home. In person, by video or on WhatsApp.

  2. A shortlist with the numbers

Three to five properties that fit, each with its service charges, realistic rent and resale record, so you compare like with like.

  3. Viewings, wherever you are

We walk you through each property in person or on a live video call, and check developers, handover dates and payment plans.

  4. Purchase and registration

Offer, sale agreement and registration with the Abu Dhabi Real Estate Centre. Mortgage introductions if you need one.

  5. Residency and rental

Golden Visa application where the property qualifies, then tenant search, handover and ongoing management if you want it.

Questions

Asked by almost every first-time buyer.

Can I buy property in Abu Dhabi if I am not a UAE national?

Yes. Foreign buyers can own freehold property inside the emirate’s designated investment zones, which include Saadiyat Island, Yas Island, Al Reem Island, Al Maryah Island, Al Raha Beach, Masdar City and Al Hudayriyat Island.

Do I need to live in the UAE to buy?

No. Many of our clients buy from abroad. Viewings can be done by live video and documents signed remotely or through a power of attorney.

What does buying cost on top of the price?

Expect a 2% registration fee, usually an agency fee of about 2% plus VAT on resale property, and mortgage and valuation fees if you borrow. Most buyers budget 4% to 8% of the price in total.

Is rental income taxed?

The UAE does not levy personal income tax, so individual owners are not taxed on rent in the UAE. You may still owe tax in your home country, so check with your own adviser.

Does buying property give me a visa?

Property worth AED 2 million or more can make you eligible to apply for the ten-year UAE Golden Visa. Approval rests with the federal authorities and the rules change from time to time, so we confirm them for your case before you buy.

Can I get a mortgage as a non-resident?

Several UAE banks lend to non-residents, usually with a larger deposit than residents need. We can introduce you to brokers who compare the options.
