What we will cover

Numbers, not brochures.

  1. Abu Dhabi’s market in figures

Record transactions, new international buyers and rising foreign investment: what the official 2025 and 2026 data show.

  2. Why the UAE as a whole

Tax, a dollar-pegged currency, stability and demand: what makes the UAE a different kind of property market.

  3. Districts and yields

From Saadiyat to Al Reef, from Yas to Al Hudayriyat: who buys where, at what prices, and with what rental yields.

  4. Buying from Italy

Freehold ownership for foreigners, purchase costs, mortgages for non-residents, the Golden Visa, and what to consider for Italian tax.

The market

A capital that is being bought, quickly.

Abu Dhabi set a record of AED 142 billion in property transactions in 2025, then nearly matched it in six months. These are the figures we watch most closely.

Why the UAE

The case we are bringing to Rome.

  • Freehold for foreign buyers

In Abu Dhabi’s 50 investment zones, foreign buyers can own property outright.

  • No income tax in the UAE

The UAE levies no personal income tax or capital gains tax on individuals. Italian residents keep their Italian tax obligations, which we will cover in detail.

  • A currency pegged to the dollar

The dirham has been fixed to the US dollar since 1997: one less currency risk for buyers who think in euros or dollars.

  • A possible route to residency

Property worth at least AED 2 million can make the owner eligible for the ten-year Golden Visa, subject to approval by the federal authorities.
